Who We Are

Dwae Homebuyers (“Dwae,” “we,” “us”) is a real-estate acquisition business that presents owners of residential property across the West Coast of the United States with purchase options — cash, seller-financed, mortgage-takeover (“subject-to”), and hybrid structures. These Terms & Conditions govern your use of our website, our text-messaging program, and any inquiry you make to us. By using the site or contacting us, you agree to them.

Purchase Proposals Are Not Binding Until Signed

Any valuation, estimate, or written purchase proposal we provide is an invitation to discuss a sale, not a binding contract. A sale exists only when both parties sign a written purchase agreement. Nothing on this website is an appraisal, legal advice, tax advice, or a guarantee of value; you should consult your own attorney, accountant, or advisor before selling property.

Our Role

The identity of the purchasing party, the price, the structure, and every other term of any transaction are set out exclusively in the written purchase agreement for that property, which controls over anything on this website. Dwae Homebuyers is not a licensed real-estate brokerage acting on your behalf and does not represent you in the transaction. Seller-financed and mortgage-takeover structures carry specific rights and risks that are described in the purchase documents; have them reviewed by your own attorney before signing.

SMS Terms & Conditions

Two separate programs. Dwae Homebuyers operates a transactional text-messaging program and a separate, independent promotional text-messaging program. Each has its own opt-in checkbox on our website, and opting in to one does not opt you in to the other.

Transactional program. When you opt in, Dwae Homebuyers sends conversational, transactional text messages related to your property inquiry — for example property inquiry updates, appointment confirmations, and document requests. We do not send promotional or marketing messages to numbers that have opted in only to this transactional program.

Promotional program. When you separately opt in to promotional messages, Dwae Homebuyers may send marketing text messages — for example new buying programs, market updates, and seasonal outreach. This program requires its own opt-in, is entirely optional, and can be cancelled independently of the transactional program.

How to opt in. You can opt in to either or both programs by checking the corresponding SMS consent box when submitting a form on this website, or by texting us first. Consent to either program is not a condition of any purchase or sale.

Message frequency varies based on your activity, separately for each program. Message and data rates may apply. Check with your carrier for details.

Opt out. Reply STOP to any message to cancel messages on that program; you will receive one confirmation text and no further messages from that program. Opting out of one program does not opt you out of the other. Reply HELP for help, or contact us at (833) 555-0199 or hello@dwaehomebuyers.com.

Carriers. Supported carriers include major U.S. carriers. Carriers are not liable for delayed or undelivered messages.

Privacy. Mobile phone numbers and SMS opt-in consent, for either program, will not be sold, rented, or shared with third parties or affiliates for marketing purposes. See our Privacy Policy for how we handle your information.

Acceptable Use

You agree to use this website only for lawful purposes, to provide accurate information about yourself and the property, and not to interfere with the site’s operation, scrape its content, or misrepresent your authority to sell a property.

Intellectual Property

The content, design, and trademarks on this website belong to Dwae Homebuyers or its licensors and may not be reproduced without written permission.

Disclaimers & Limitation of Liability

This website is provided “as is.” To the fullest extent permitted by law, Dwae Homebuyers disclaims all warranties and is not liable for indirect, incidental, or consequential damages arising from your use of the site or reliance on information in it. Nothing in these terms limits liability that cannot be limited under applicable law.

Governing Law

These terms are governed by the laws of the State of Nevada, and any dispute will be resolved in the state or federal courts located in Clark County, Nevada.

Changes to These Terms

We may update these terms from time to time. When we do, we will revise the “last updated” date at the top of this page.
