Who We Are

Dwae Homebuyers (“Dwae,” “we,” “us”) is a real-estate acquisition business that presents owners of residential property across the West Coast of the United States with purchase options — cash, seller-financed, mortgage-takeover (“subject-to”), and hybrid structures. These Terms & Conditions govern your use of our website, our text-messaging program, and any inquiry you make to us. By using the site or contacting us, you agree to them.

Offers Are Not Binding Until Signed

Any valuation, estimate, or written offer we provide is an invitation to discuss a purchase, not a binding contract. A sale exists only when both parties sign a written purchase agreement. Nothing on this website is an appraisal, legal advice, tax advice, or a guarantee of value; you should consult your own attorney, accountant, or advisor before selling property.

Our Role

The identity of the purchasing party, the price, the structure, and every other term of any transaction are set out exclusively in the written purchase agreement for that property, which controls over anything on this website. Dwae Homebuyers is not a licensed real-estate brokerage acting on your behalf and does not represent you in the transaction. Seller-financed and mortgage-takeover structures carry specific rights and risks that are described in the purchase documents; have them reviewed by your own attorney before signing.

SMS Terms & Conditions

Program description. When you opt in, Dwae Homebuyers sends conversational and informational text messages related to your property inquiry, offer, and closing — for example offer updates, appointment confirmations, and document requests. We do not send promotional marketing to numbers that have not opted in.

How to opt in. You can opt in by checking the SMS consent box when submitting a form on this website, or by texting us first. Consent is not a condition of receiving an offer or of any purchase.

Message frequency varies based on your activity. Message and data rates may apply. Check with your carrier for details.

Opt out. Reply STOP to any message to cancel; you will receive one confirmation text and no further messages. Reply HELP for help, or contact us at (833) 555-0199 or hello@dwaehomebuyers.com.

Carriers. Supported carriers include major U.S. carriers. Carriers are not liable for delayed or undelivered messages.

Acceptable Use

You agree to use this website only for lawful purposes, to provide accurate information about yourself and the property, and not to interfere with the site’s operation, scrape its content, or misrepresent your authority to sell a property.

Governing Law

These terms are governed by the laws of the State of Nevada, and any dispute will be resolved in the state or federal courts located in Clark County, Nevada.
